September on the Outer Banks saw 95 residential homes sold.  This was down 3 from the month of August.  When compared to the month of August we saw less homes sold, but more pieces of land.  The month of September ended up having 2 more sales that August due to the number of closings on vacant land.

While under 100 homes sold in September it does seem as if there are a number of people interested inpurchasing homes in the Outer Banks.  Hopefully a strong October is to follow to keep the progress of the last 5 months going.  It does seem as if home prices are starting to stabilize along the OBX.

Just saw this on wbtv.com.

BUXTON, N.C. (AP) - The leader of the North Carolina Senate says he won't fight wind farms proposed offshore from an area he represents.

WRAL-TV reported that Sen. Marc Basnight said a public meeting in Buxton Friday that he's aware of concerns that wind turbines could disrupt scenic coastal views and tourism. But Basnight says alternative energy sources must be considered to thwart global warming.

His comments came at a meeting where researchers from the University of North Carolina at Chapel Hill described a new study that found 2,800 square miles of coastal water could generate industrial-scale wind energy.

The researchers say offshore wind farms could supply 130% of all the power used by North Carolina in…

Buying a Home on the Outer Banks

When buying a home on the Outer Banks, there are several items to consider that will help you through this process.  You should determine your budget when looking for property.  We have several local lenders that will be happy to give you interest rates, percentage for down payments, monthly payments and discuss your options of having a second home versus a rental home loan.

Once you decide on your budget, you should decide how you want to use the home.  Will this be strictly a rental generating as much income as possible with you taking a few weeks out a year to enjoy and possibly the fall of the year?  Do you want this to be a second home that you can escape to whenever your schedule permits?  Some people…

One of the hottest areas of the Outer Banks real estate market has been distressed home sales.  Distressed sales include bank owned homes and potential short sales.  In the month of July we saw 101 residential properties close on the Outer Banks MLS.  29 of the 101 properties were distress sales for a staggering 29%.  Of those 29 sales, 20 homes were sold as bank owned.  This was up from 18 bank owned homes sold in June.

It seems we will continue to see bank owned homes dominate the market until the inventory is cleared.  This makes for excellent opportunities for those looking to take advantage of today's real estate market.  Many bank owned homes are easily converted into income producing vacation rental homes.

Our team can point you towards the…
