Monday afternoon two of Corolla's excellent ocean rescue lifegaurds pulled 2 people from the water.  The rescue was reported in the Daily Advance.  It is a great opportunity to realize how important it is to be safe when in the ocean.  The more time you spend around water and particularly the ocean, the more you come to respect its power.  Simple steps and being aware help keep you safe in the water. 

 A particular hazard along the ocean is the possibilityof rip currents.  There is an excellent resource available by the EENA Project, that explains, what is a rip current?  Once you realize what a rip current is, you have the ability to detect them from shore and know what to do if you should be caught in one.

Below you will find the sold information for land in the Outer Banks for the first five months of 2009. Prices of homesites ranged from $9,999 for a homesite in Jarvisburg to $400,00 for a canalfront lot in Kitty Hawk. Currently there are 35 oceanfront homesites available on the Outer Bsnks MLS. The prices for those oceanfront lots ranges from $19,500 for a lot in Swan Beach to $2,200,000, MLS #59086 for a homesite in Corolla.

In the first five months of 2009, January 1 - May 31, we saw 7 homes close on the Outer Banks MLS.  The average sale price in the Whalehead Club was $803,714.  Homes that sold in the Whalehead Club were on the market for an average of 315 days.  The sold homes ranged in price from #375,000 for a 4 bedroom 4 and a half bath home to $1,300,000 for a 9 bedroom 8 full and 2 partial bath oceanfront home.

For the month of May, the Outer Banks MLS saw 7 homes sold.  Six were single family homes and 1 was a co-ownership.  Prices in Duck ranged from $72,500 to $1,500,000.  Two homes in Duck sold for in the million plus range. 

As far as active homes in Duck, we are currently down to 182.  The active listings in Duck are broken down into 9 co-ownerships, 18 condos, 2 townhomes, and 153 single-family homes.  The price of homes in Duck is currently ranging between $349,900 for a 3 bedroom 2 bath home in Sanderling to $7,995,000 for a 10 bedroom oceanfront home in Palmers Island.

The state of the real estate market in Nags Head is definitely improving.  13 homes sold in the month of May in Nags Head.  The sold homes ranged in price from $72,000 to $1,355,000.  We definitely are starting to see some of the bigger priced homes starting to move.  A sign of an improving market in Nags Head is the fact their are only 8 potential short sales, 56994, 58112, 60006, 59540, 52200, 60021, 61253, 60564, currently active on the Outer Banks MLS.  Another encouraging sign is the fact that we are down to only 4 bank owned homes in Nags Head, 60329, 60741, 60688, 61464.
