This report on sold homes in Corolla includes the 4wd beaches, and was compiled from data on the Outer Banks MLS, from January 1st to June 24th. In this time period we saw 55 homes sold in Corolla. The homes had an average sale price of $635,428 and were on the market for an average of 268 days.
A further breakdown by area shows the lowest average price being Corolla westside homes with an average sold price of $588,000. The homes in the 4wd beaches sold for an average price of $588,000. The homes with the shortest days on the market and highest number of homes sold were Corolla oceanside homes. Oceanside homes in Corolla sold in an average of 248 days with an average price of $697,000. 7 homes on the oceanside sold for over $1,000,000 with the highest sale being an 8 bedroom oceanfront home in the Whalehead Club.
As the year has progressed we have also seen asking price to selling price come closer together. Very early on in the year there was as much as a 40% difference between asking and selling price. In the last month we have seen that number tighten up dramatically to as little as a 5% difference in selling to asking price, with an average closer to about 10%. This can often be taken as a sign that the home prices in a market are beginning to stabilize.
