Outer Banks Sold Homes Report for September 2009

September on the Outer Banks saw 95 residential homes sold. This was down 3 from the month of August. When compared to the month of August we saw less homes sold, but more pieces of land. The month of September ended up having 2 more sales that August due to the number of closings on vacant land.
While under 100 homes sold in September it does seem as if there are a number of people interested inpurchasing homes in the Outer Banks. Hopefully a strong October is to follow to keep the progress of the last 5 months going. It does seem as if home prices are starting to stabilize along the OBX.

Since the 1st of the year until July 27th we have seen 93 homes sold in Kill Devil Hills. The average sold Kill Devil Hills home has been on the market for 193 days. The average selling price has been $250,055. We have seen the largest number of homes - 68, sold on the westside of Kill Devil Hills. Oceanside Kill Devil Hills homes have accounted for 4 sales and Kill Devil Hills homes between the highways saw 21 closings. It definitely seems as if the market in Kill Devil Hills is strengthening.

A further breakdown by area shows the lowest average price being Corolla westside homes with an average sold price of $588,000. The homes in the 4wd beaches sold for an average price of $588,000. Ocean Sands is one of the largest communities in the Outer Banks. As you can imagine its size allows for quite a diversity of homes from the small 2 bedroom beachbox to the twelve bedroom oceanfront palace. Currently there are 86 homes for sale in Ocean Sands. The homes range in price from just under $300,000, Outer Banks MLS# 61594, to over $3,000,000, Outer Banks MLS# 58160, for a 12 bedroom oceanfront.
From January 1st 2009 till June 24th, 2009 12 homes were sold in Ocean Sands. The homes sold price ranged from $325,000 to $1,249,000. Three homes sold had 6 or more bedrooms. Ocean Sands will continue to remain a popular place to own a home in the Outer Banks.
