Like much of the US, commercial real estate had a slow year along the Outer Banks.  We saw only 19 commercial properties change hands.  For those looking, there are great opportunities in Outer Banks businesses for sale, one niche of the market that continues to have strong interest is, OBX restaurants for sale.

Corolla 4th Quarter 2009 - Sold Homes

The 4th quarter of 2009 in Corolla, was strong with just over $28,000,000 in real estate sold.  A very encouraging sign is the increased sales throughout the many communities in Corolla.  Homes in Pine Island sold strong with 4 homes over $1,000,000 selling.  We also saw a home sell for as high as $2,400,000.  Besides having 4 homes sold over $1,000,000 Pine Island was the Corolla community with the most homes sold. Both those are good signs for the strengthening of the Corolla luxury home market.

The rest of the sold homes were pretty well divided with Corolla Light, Whalehead Club, The Currituck Club, and Ocean Sands each having 5 homes sold.  It looks like the 1st quarter of 2010 could be interesting with the coming spring buying season.

Nags Head 4th Quarter 2009 - Sold Homes

34 homes were sold in Nags Head during the 4th Quarter, October 1 - December 31 2009.  Nags Head homes had an impressive average sale price of $512,464.  This number was partly aided by the sale of 5 homes for over $1,000,000.  

Most of the homes over the $1,000,000 mark were from the, Geo T Stronrach subdivision and/or oceanfront.  Though the average home was sold for $512,464, the average home was originally priced at $549,062. 

For those looking to sell the average sold home was on the market for 218 days.  Just over 7 months it took to sell the average home.

4th Quarter Corolla Sold Homes Report

Sales have doubled in Corolla in the last 3 months!

 

 

There were 16 properties that sold in Corolla ocean side from June 1 to August 31, 2009.  There were 32 properties sold from September 1 to December 20, 2009.

 

Since June 1, the prices have ranged from $305,000 to $2,880,000 million.  Below is a breakdown of prices per square foot and what communities had the most sold homes:

 

There were 15 properties sold in Whalehead which had a sold price per square foot ranging from $142.00 to $438.00 for ocean front.

 

There were 14 properties sold in Ocean Sands ranging from $141.00 to $334.00 per square foot.

A look at Commercial Real Estate in the Outer Banks

Interesting look at the state of Outer Banks commercial real estate, and especially Dare County.  As the article points out there is an upside to a currently downturned commercial real estate market.  If you are looking to open or start a business on the Outer Banks, then right now it will cost you considerably less for rent as compared to just a few years ago.

Outer Banks Foreclosure Information for November 2009

Distress sales are made up of foreclosures and short sales.  For the month of November of the Outer Banks we saw, distress sales make up 27% of the total sales.  17 foreclosed homes were sold in the month of November, along with 10 short sales for a total of 27 transactions. This was down from distress homes being 34% of the total sales in the month of October.

In the market as a whole we saw, 100 residential homes in the Outer Banks sold.  The sold homes data for November was an increase of 5 and 3 units from September and October of this year.  Another strong sign is, we saw an additional 42 homes sold this November, when compared to November a year ago.  Such a large increase bodes well for the strengthening of the Outer Banks real estate market as…
